Should You Renovate Your Home Before Selling?

Many homeowners are hesitant to renovate or remodel a home when they are about to sell. Many of them think of this as a sunk cost where they may be unable to recoup what they spend on the renovations when they sell the home.

While being cautious is always best, renovating a home has several benefits for homeowners looking to sell.

In this article, we will look at some of the myths that make homeowners hesitant to renovate, the benefits of doing so, and which renovations make sense.

Should You Renovate Your Home Before Selling?

Buyers Will Want to Renovate

This is a myth that many homeowners hold, and they can even use it as a justification for not renovating the home. Despite what many homeowners think, most buyers are not open to renovating a home once they buy it.

They want a home they can move into and use as is without spending additional money on renovating it. Granted, many buyers make alterations to a home to make it a better match for their needs and tastes, but only some want to start a full-scale renovation project once they complete the purchase.

Renovation Will Take Too Long

Another myth associated with renovating before selling is that it will take too long, and there will be a delay in putting the house on the market.

While this can be true in some cases, many contractors offer multiple services, meaning they can complete multiple renovation projects simultaneously.

Doing so helps you get the renovated home to the market faster, which can be a significant advantage depending on your situation.

You Will Not Get a Return on the Renovation

Again, this myth is partially true if you are not strategic with the renovations you do. Renovations to parts of the house that are selling points, such as the kitchen and bathroom, will pay off by raising the home’s value.

You can do smaller things to catch a buyer’s eye, such as using modern knobs and handles, switching to energy-efficient light fixtures and painting the front door.

The Benefits of Renovating Before Selling

There are many benefits of renovating a home before selling it. However, we will focus on two of the most significant ones.

First, renovations increase the value of a home. With the right renovations, you can list the home for higher prices, and your real estate agent can help you target people who will appreciate those renovations.

Remember that you are not doing these renovations for yourself but for the people interested in your house. For this reason, you should not let your tastes dominate your decisions.

If you do not know what features will attract the kinds of buyers you are looking for, ask your real estate agent what is popular in your area.

Having this information and knowing the areas to focus on can help you give buyers precisely what they want.

Second, renovations can help sell the home faster. Most buyers are looking for modern homes with modern features. Some even have particular tastes and needs that your home might provide.

Additionally, most buyers do not want to undertake a multi-week or multi-month renovation project once they buy the home.

A renovated home also looks better, which helps it attract more buyers. Attracting more buyers increases the possibility of getting a good offer soon after listing the house.

Should You Renovate Your Home Before Selling?

Areas to Focus on During Renovations

Before doing anything else, fix whatever is broken and replace outdated appliances. Doing so is easy, relatively inexpensive and can be done in a day or two. Once you fix things that might push buyers away, you can focus on bigger projects.

Change the Doors

Even though most people do not think about it, we notice doors constantly. A good exterior door completes the home’s aesthetic and improves kerb appeal. An internal door provides privacy, complements most home designs and can be a safety feature.

A good option for internal doors is oak doors. Oak internal doors that slow heat and fire spread can be a lifesaver in an emergency.

There are many designs to choose from when shopping for these oak internal doors, so you will find one that aligns with your home’s decor and aesthetic.

Kitchen and Bathroom

Both of these have the highest return on your investment, so they should also be a focus of the renovation.

Kitchens and bathrooms sell houses, so you do not want them to be outdated or have outdated fixtures and features. The cost of a kitchen and bathroom renovation will vary a lot, and you should talk to a contractor, explain to them what you want, and they will give you a quote.

Renovating before selling is a good idea as it improves the value of a home and helps it sell better and faster. It is important to focus on renovations with a high return on investment to get the most out of them when you sell.
